  • What is your express move service?

    To give you an understanding of the way a transactions usually happens; you accept an offer on your property or have your offer accepted, after which point you search for a conveyancer, it's not until around 3-5 days later you start filling out forms to get legally set up.


    Well, here at onthemove our Move Express Service is a trialed and tested method in which we get the forms out to you to complete before you either accept an offer or have your offer accepted. This pack is designed to get as much as the useful information over to your conveyancer to ensure there's no time being wasted in the set up part of the legal work, and you are able to get going straight away! 

  • What is your search fee guarantee?

    Our search guarantee was introduced to ensure that all of our buyers like yourself are protected in the event of your property transaction falling through. This means that for any reason your transaction is to become abortive you will be provided with a free set of searches on the next property you wish to buy, for no additional charge.

  • What happens if my transaction falls through?

    You are protected. All of our conveyancers offer a no move no legal fee, meaning you are covered if your transaction becomes abortive. The file opening fee is transferable, so when you come round to selling or buying your property again there will be no additional charges.


    And of course if your buying through us you are also protected with a search fee guarantee, meaning you will also get a free set of property searches on the next home you buy, so you are protected every step of the way!

  • Why wouldn't I go direct?

    We welcome you to do your due dilligence when choosing a solicitor, ultimately you need to be comfortable.

  • Are your conveyancing partners regulated?

    Yes, all of our partnered conveyancers are regulated by the CLC (Council for Licensed Conveyancers) and the SRA (Solicitors Regulation Authority). 


    They are also part of the Law society and can deal with all of the major lending panels and building societies.

  • How long does conveyancing take in the UK?

    The average conveyancing transaction in UK from start to finish is 12-16 weeks.


    Our partnered conveyancers have consistanly averaged 8-12 weeks. Our main aim is to abide by your goals so please do let us know from the offset when you would like to be moved by. 

  • Can you assist me after my transaction goes through?

    We can, yes. We have partnered up with a concierge service called Just Move In, they are a company which really makes the admin side of your move as pain-free as possible. This includes finding the best energy deals to the fastest broadband to sorting out your council tax and on average they save up to 8 hours of your time spent in-front of the computer and £250 in bills.

    Back in March a lot of things changed in the world including the industry of Conveyancing and Estate Agency, everything was being done online/remotely and its still that way today.


    We invested heavily into the use of technology, so when you instruct us you will be given login details to an application you can download on your Phone/Tablet/Desktop which allows you to track your move online 24/7, meaning no more being left in the dark.

  • What is your Three Part Protection Scheme

    1)All of our partnered conveyancers offer a no sale no legal fee guarantee.


    2)You will be provided with a free search pack on the next property you buy for no additional charge if your transaction was to fall through, for whatever reason. (Valid for 6 months)


    3)If you come around to selling/buying your property again you will not incur any future set up costs, we will simply reopen the file that was created the first time to ensure we can get going with your new sale or purchase as soon as possible.


    With our three-part protection scheme, this means you will always be covered in any event that was to cause your transaction to fall through.

    Yes, part of our protection to you as a buyer and/or seller is making sure your legal fee is fixed from the offset, your "Legal fee" can be seen at the top of your quotation, labelled "Legal Fees". Please note T's & C's apply

What to ask when buying a property?

  • What are searches?

    Property searches are carried out by your conveyancer to supply you and your lender with confidence in the property and the land surrounding the property your purchasing. 

  • What property searches are usually carried out?

    The three main conveyancing searches that are provided are:

    1. Local Authority Search
    2. Water and Drainage Search
    3. Environmental Search 

    These provide your conveyancer and mortgage lender with the information to show that the property is legally sound and mortgagebale.

  • What is a local authority search?

    The 2 main benefits of a local authority search are: 

    1. The first part of the search is whether there is any building restrictions on the property which could devalue the property. 
    2. The second part of the search is there to check whether there are any schemes for new roads for public highways, railways or planning decisions that could impact the property.
  • What is a water and drainage search?

    A water and drainage search is a search to ensure the property you are purchasing is linked to the mains drainage and its main water supply. 

  • What is an environmental search?

    The environmental search is a search carried out with a local environmental agency, this search gives your conveyancer the information of past uses of the land to see if it has caused any potential contamination of the land on which the property is situated.
